<p>The best time to buy real estate was a year ago. The next best time is now. The real estate bottom has come and gone both on a national level as well as a local level, and for those out there still wanting to get into the market, there is no time to delay. 2012 produced not only significant volume increases in our market, but also resulted in price appreciation for the first time in years. Our economy still has challenges to face but we truly feel the real estate sector is going to be the shining light in our economic recovery with housing leading the way. Although we&#8217;ve already started on the way back up, there is still time to find a deal as values have plenty of room to continue their run back up the charts. Those who hesitate, though, are going to find themselves having missed out on quite possibly the greatest real estate buying opportunity of not only the last several decades, but also decades to follow.</p>
<p><strong>2012 RECAP</strong><br />
2012 was another banner year for Bellator Real Estate &amp; Development as we not only reached our goal&#8230;we doubled it. As we previously published, our goal was $75,000,000 in total closed volume heading into 2012, and thanks to a recovering market as well as a growing sales force, we are proud to report that we produced sales of $151,703,223 last year. Not only did these figures result in us becoming the #1 company on the Eastern Shore (see chart) and #2 in the entire county in closed volume as measured by Baldwin County MLS but even more importantly, it means our average production per an agent was in excess of $5.1 million. Bellator agents accomplished this feat by closing 497 transaction sides versus 348 the previous year for a 43% increase year over year.<br />
We have no plans to rest on our laurels as we have big things planned for 2013 as well. We are ecstatic to announce that we are in the process of opening our first Mobile, AL office in February and have several things in the works in the southern part of Baldwin County that should result in multiple office locations in that market by April. Today we sit at a total of 53 full time sales professionals and are confident that number will continue to grow as we expand our footprint and continue to demonstrate our commitment to providing &#8220;Performance&#8230;Not Promises.&#8221; We have nothing but optimism for 2013 and again have elevated our production goal to $175,000,000 in anticipation of continued growth for our company as well as a rapidly improving market&#8230;</p>

If you are wondering how and if this applies to your home, read on.</p>
<p>If you have needed to move for job relocation, status changes, or reasons relating to illness or because of needs relating to military service, but couldn’t because of the inability to sell your home, you can benefit from this change. Deed-in-lieu transactions are being offered to struggling home owners who are current on their mortgage or less than 90 days late on their payments, although there are rules and consequences.</p>
<p>To qualify to turn over your home without penalty, you must have house payments that equate to equal or more than 55 percent of your monthly income and be able to show documented “hardship.” Your home must also be in good shape, meaning not damaged and relatively clean. The benefits of this option are that the decision making process can progress more quickly and simply, and that properties will remain in good condition helping neighborhoods improve, and in some cases, borrowers may even receive financial relocation assistance.</p>
<p>While this solution does not fit everyone’s needs (since it could require use of retirement funds to pay part of the loan balance) and is only valid for use on primary morgages, it definitely will be of help to some. The American Taxpayer Relief Act of 2012 extended residential energy tax credits for existing energy efficient homes retroactively, meaning that certain improvements made on your home since the former expiration date of 2011 now can be applied.</p>
<p>In fact, the extension actually gives you an extra year if you are still working on a project or would like to start one, since the wording has been changed requiring that the improvement must be started by December, 31, 2013 to qualify.  Not all energy-efficient measures and appliances are approved, so if you installed or are thinking of installing a biomass stove, HVAC system, insulation or roofing, non-solar water heater, or windows, doors, and skylights in your home in 2011, 2012, or 2013, you should take a more detailed look at the credit outlined in the Taxpayer Relief Act.</p>
<p>Residential tax credit information is found on the Internal Revenue Service form 5695 relating to items that qualify for a 10% credit of up to a lifetime limit of $500. Please note that window replacement in your home can only represent up to $200 of that credit. If you purchase or purchased a geothermal heat pump, solar energy system, wind energy system, or fuel cell, you may be entitled to credits of up to 30% of their cost until 2016, as well.</p>
<p>In addition, the American Taxpayer Relief Act of 2012 also extended contractors of non-manufactured energy efficient new homes a $2,000 credit and a $1,000 credit for manufactured energy efficient new homes, providing incentive for more energy-efficient homes to continue to be built.</p>

<p>The Mortgage Forgiveness Debt Relief Act extends mortgage cancellation relief for home owners and sellers through disallowing taxes on the portion of their mortgage debt forgiven by their lender.</p>
<p>As short sales have represented a large sector in the housing market of late, the extension is seen by many as key to a continued recovering housing market. According to the U.S. Foreclosure &amp; Short Sales Report™ complied by RealtyTrac, the last quarter of 2012, showed short sales as representing 19 percent of residential home sales in the United States. <p>According to RealtyTrac Vice President Daren Blomquist, the increase in short sales and distressed properties showed that “both lenders and at-risk homeowners are realizing that short sales are often a better alternative than foreclosure.” Blomquist went on to explain that had the Mortgage Forgiveness Debt Relief Act expired, homeowners would have seen their income tax increase since the unpaid loan balance created by the short sale would have been considered taxable income for many home sellers.</p>
<p>With this recent extension, if you are a home owner interested in a short sale for your home, you now have until December 31, 2013 to benefit from the reduced taxes provided by Mortgage Forgiveness Debt Relief Act.</p>

<p>One way of doing so is to secure adequate power for your home in the event of an emergency. Purchasing a fixed or portable gas-powered generator can bring peace of mind for many of the instances mentioned above, and particularly so if you run a small business from your home.</p>
<p>When purchasing a generator for your home and home office, you’ll find many choices making a little research necessary. For example, pricing factors may have you decide to purchase an 8000 watt generator knowing that you&#8217;ll need to adjust breakers for certain appliances, rather than a 10,000 watt generator that could cover your full needs. Generators can cost anywhere between $300 and $2,000 (and more) so consider asking a professional for advice or installation on this project and following these guidelines from <a href="http://www.usfa.fema.gov/citizens/co/generator.shtm" target="_blank">FEMA</a>.  Also, be sure to check the manufacturer model number and date to avoid purchasing a recalled machine.</p>
<ul>
<li>First, Determine Your Needs &#8211; Evaluate what essential appliances and electronics you will need to run if power is lost. Likely you’ll need to consult with an expert to determine the wattage or amperage needed to keep you powered in style (or at least a state of survival), but you can also check online to find calculators to determine the wattage you need. In addition to the generator, you will need heavy-duty extension cords (not those seen with typical household use) or a special switch and backup panel that allows for power transfers.</li>
<li>Next, Determine Storage &amp; Use Location Near Your Home &#8211; Your generator should be kept between ten and fifteen feet from the house to reduce any risk of carbon monoxide poisoning, however zoning specific to your area and manufacturer warnings should be heeded, as well.   A generator should ALWAYS be used outdoors, away from enclosed areas or areas near home ventilation.</li>
<li>Lastly, Don’t Wait to Test &#8211; Once you have set up your generator, make sure it works properly BEFORE an emergency. Try out various appliances and see how well your power lasts. Checking the generator beforehand should also give you an idea of how quickly it uses fuel, allowing you to plan accordingly for the needs of your home. Once you are sure it works correctly and that you understand how to use it, prepare your generator for storage using the manufacturer’s guidelines and place a calendar reminder so that you remember to test it on a regular basis.</li>
